The 280± acre farm land is located approximately 6 miles north of Vale, Oregon via Highway 26. Vale has a population of around 2,000 people with K-12 schools and provides most necessary services. The larger communities of Ontario and Fruitland/Payette, Idaho are quick drive and are able to provide additional services. Vale is the largest producer of onions in the United States. A very proud agricultural focused area nicknamed “home of the highway onions”. The roots go back to early settlers, as it is know as being the first stop in Oregon on the famous Oregon Trail.
Consisting of two non-contiguous parcels about 500 feet apart and separated by year-round Willow Creek. Both parcels have good access, with the south portion bordering Highway 26 on the west and 5th Avenue East on the south boundary. North Road C borders the north parcel along the entire west side with access to via 6th Avenue East.
The farm includes an estimated 245± acres of tillable cropland. Irrigation is provided primarily by four center pivots covering approximately 201± acres, along with three wheel lines irrigating approximately 28± acres and three corners totaling approximately 16± acres. The corner acres are serviced by a buried mainline with risers and can be irrigated using hand lines or solid-set irrigation systems.

All the pivots, pumps and motors are in good operating condition and have been well maintained. The hand lines are not included with the sale. There is a domestic well on the southwest portion of the north parcel. It has not been used in recents years, so the condition is unknown.
Irrigation water is supplied by the Vale Oregon Irrigation District. A total of 264.4 acres are assessed by the district. The 2026 irrigation assessment is $11,912.92, calculated at $44.30 per assessed acre, plus a $200 annual account fee. The water is delivered to the northern parcel through two head gates. The southern parcel receives gravity-pressurized irrigation water, eliminating the need for pumping and the associated pumping costs.
The farm is comprised primarily of good quality Class II and III soils, which are capable of supporting field crops and row crops common to the area. The topography ranges from being nearly level to gently sloping.
The Boardman to Hemingway power line will cross the property. One tower is located on east boundary of the north parcel. It does not interfere with the farm operation. The power company is restricted from any activity on the easement that interferes with farming the land within the easement.
Recreational opportunities are an additional attribute of the property, with Willow Creek running between the properties and enhancing the surrounding landscape. The property and adjacent areas provide habitat for a variety of wildlife, including waterfowl, upland birds such as pheasants and other game birds, and mule deer, which are commonly found throughout the area and frequently utilize the property. It is located within Oregon’s highly sought after Wildlife Management Unit No. 65 / Beulah. Which provides some of the best big game hunting in the eastern half of off the state.
