Lostine Timbered Ranch – Sold

Lostine Timbered Ranch is located in Northeast Oregon, approximately 2± miles west of the small town of Lostine, 5± miles south of Wallowa, and 10± miles NW of Enterprise, which is the largest city in Wallowa County. Larger cities in the area include LaGrande, OR, approximately 50± miles west, and Lewiston, Idaho, 97± miles northeast. The area is home to Hells Canyon National Recreation Area, Wallowa Lake, and the Eagle Cap Wilderness Area. Hells Canyon is one of “Oregon’s 7 Wonders”, offering excellent opportunities for hiking, camping, horseback riding, and white water rafting. It is an incredible place to get away from it all!

Additionally, Enterprise has a history of Western bronze art, with three bronze foundries. The principal industries in the county are agriculture, ranching, lumber, and tourism.

Acreage:

This beautiful tract of land is comprised of approximately 9772± acres. 7,426± acres are timbered. While a timber cruise has not been performed recently, the seller estimates total merchantable timber at around 24,900± MBF.

Bear Creek traverses the property for about 2.5 miles. The property is bordered on the south and part of the west sides by the Wallowa-Whitman National Forest. While irrigation is not available, two irrigation ditches cross the property, (Westside Ditch and Allen Canyon).

Currently running cattle, the property is fenced and cross-fenced. There are several stock ponds or troughs around the acreage for livestock. The property is subject to a grazing lease that expires on 12/31/2025.

Access:

There are approximately 13 access points to the property, with five off of US Forest Service roads, and two off of County roads, and one through private land by recorded easement. Several other easements impact the property. Contact the listing broker for more details.

Structures:

Includes a rustic, two-room cabin with no utilities. The cabin has been leased in the past for hunting and recreational use.

Zoning:

9,285± assessed acres are zoned Timber/Grazing (240 acres minimum lot size), and 486.42 acres are zoned Timber/Commercial (240 acres minimum lot size) by Wallowa County. If tax lot acreage references can be verified by survey, the property contains enough acreage to allow for 41± buildable residential dwelling sites.

Mineral rights:

This area used to be part of the Lostine Mining district, rich in copper, silver, gold, lead, and zinc. While no mineral deposits have been reported on the property, all mineral rights are included in the sale, except for 335± acres, in which rights were retained by a previous owner.

Recreation:

There is excellent deer, elk, and other big game hunting on the property. Lostine Timber Tract is within the Minam Hunting Unit 60, and eligible for 6 Land Owner Preference hunting tags. Bear Creek, which runs through the property, is reported to have good trout fishing.

The Wallowa valley serves as a gateway to the Eagle Cap Wilderness and the Hells Canyon National Recreation Area. Outdoor recreation opportunities are endless here.
