Home, Home on the Range
Encompassing 357± acres acres, this expansive ranch offers hay-land, irrigated pasture and grazing land. The land lays on several benches at the base of the mountains. A number of access roads lead to the upper bench pasture lands, hay fields, and the private pond. The fields are irrigated with 3 wheel lines, hand-lines and some flood irrigation with dirt ditches. The water rights come from the Lemhi River (78 acres) and Geertson Creek (40.9). The higher quality hay land in sprinkler irrigation can produce up to 4.5 ton/acre. The other land is well suited for a cutting and then grazing of the cattle. The ranch set up works well as a year-round cattle operation. With the set up including a set of corrals with pole fencing, horse barn and calving barn. Also included are two granaries, the old milk barn and a 4-bay equipment shed. Of which, one bay is enclosed and has 22o electric service. All the buildings have had new roofs within the last few years. Near the home is a year-round spring with stock water and domestic use rights (piped to the house) as well as a domestic well.
The residence is a 2,912 sq ft, with 5 bedrooms and 2 bathrooms. The main level houses the kitchen, living room, 3 bedrooms and both the bathrooms. The other half of the square footage is found in the full basement, which includes two bedrooms, family room, and a storage room and pantry. The home has a cozy wood stove and baseboard heaters for heating. There have been some updates to the home over the years but it is ready for someone to make it their own. Conveniently attached by a breezeway to the home is a detached oversized garage. The second home on the property is the original farmhouse, unfortunately it more than likely needs torn down
The Lemhi Front & River of No Return
The Salmon area offers unlimited recreational opportunities especially being known for white water river adventures down the “River of No Return”. The Salmon River earned it’s nickname for being difficult to navigate as it is the second deepest gorge on the continent. Many early pioneers did not return from their journeys on the river. Also, it hosts some of the oldest known rocks, they have been identified last being 1.5 billion years old. From the ranch, the river is less than a 15 minute drive. A large variety of species can be fished from the main river including Sockeye, Chinook and Steelhead. BLM land is adjacent to the ranch for direct access to more recreation. The property lies within the Idaho hunt unit 30, best know for high elk populations. The Lemhi Mountain Range is located within the Challis-Salmon National Forest. Many recreationists and hunters appreciate the remoteness of the area, as being one of the last true wilderness area to really get away.
