Homedale Farm is situated northwest of Homedale, Idaho, along Hill Road. The land has proximity to the Idaho/Oregon state line, about 1.5 miles south of the Snake River.
Comprised of 95± acres, the land features rolling terrain with a creek meandering through its northwest corner. With frontage on Hill Road, the property offers convenient access, further facilitated by an easement road on the northwest side, enabling direct entry to the dry ground situated at the northern end of the property.
The property is presently utilized for grazing cattle with a configuration conducive to optimizing livestock production. It is fully fenced and cross-fenced with corrals and feed bunks in place. 21± acres of dry land provide ideal conditions for winter feeding and calving, while the creek serves as a water source for livestock. The remaining 71± acres are irrigated pasture. Under current management, the land supports approximately 60-70± pairs of cattle during the summer and around 90± pairs in spring.

Irrigation water is supplied by the Gem Irrigation District with water rights for 66± acres.Two pivots, a five-tower and a three-tower, serve the irrigated land, operating independently. The larger pivot is electrically powered, while the smaller one relies on gravity flow for pressurization. Hand lines extend irrigation to additional areas.
