Applegate Canyon Ranch consists of  525± acres, located along Highway 3, about 2 1/2 miles south of the Washington/Oregon border. The majority of the land lies on the south side of Highway 3, with about 17± acres on the north and west sides of the highway. Applegate Canyon curves through the eastern end of the property. And it is met by another draw in the center of the land. Year-round creeks run through the canyon and draw. The creeks are fed by undeveloped springs around the property. The acreage has partial fencing on the west side.

The land has sloped to steep topography, with 70% slopes in some areas. Elevation ranges from 2,900’± at the lowest point of the property, to 4,000’ above sea level at the highest point.

Timber

324± acres of the Applegate Canyon Ranch are timbered, with the remaining acreage in grazing land. A timber cruise has not been performed recently, but the total merchantable timber is estimated at approximately 250 MBF.

Access and Zoning

The property is accessed directly from Highway 3, and by a deeded easement across private land. All 525± acres are zoned Effective Farm Use (minimum of 160 acres per single-family dwelling) by Wallowa County. The land consists of four tax parcels, and the acreage could qualify for 3 single-family dwellings at 160 acres each.

Recreation

This is a peaceful part of Oregon that is perfect for an adventurer. A great place to ATV or ride horses. The land is in Sled Springs Hunting Unit 57, with good hunting for bear, elk, and deer. The Wild and Scenic Grande Ronde River is about 6± miles north. The Grande Ronde is a 182± mile-long tributary of the Snake River popular for rafting and kayaking.
