Property Description

Applegate Canyon Ranch is situated along Highway 3, approximately 2.5 miles south of the Washington/Oregon border. It is about 40± miles north of Enterprise, Oregon, and around 130± miles southwest of Clarkston, Washington.

Feel like You’re On Top of the World

The property encompasses roughly 525± acres along the edge of a plateau, with Highway 3 curving around the north and west sides. Most of the land, about 508± acres, is located south of the highway, with approximately 17± acres on the north and west sides of the road.

With its plateau location, the property has diverse terrain. The elevation ranges from about 2,900± feet at the lowest point to 4,000± feet at the highest. Steeper slopes along the north and west sides of land give way to gentler slopes, forests, and meadows at the top. The upper portions of the property offer dramatic views of the canyons, nearby ridges, and surrounding mountains. Applegate Canyon runs through the eastern end of the property, merging with another deep draw in the center. Undeveloped springs around the ranch feed year-round creeks that flow through the canyon and draw, providing water for wildlife.

Timber

Of the total acreage, about 324± acres are timbered. Although no recent timber cruise has been conducted, the merchantable timber is estimated at approximately 250 MBF. The remaining acreage is grazing land, partly fenced.

Recreation

This is a peaceful part of Oregon that is perfect for an adventurer. A great place to ATV or ride horses. The land is in Sled Springs Hunting Unit 57, with good hunting for bear, elk, and deer. The Wild and Scenic Grande Ronde River is about 6± miles north. The Grande Ronde is a 182± mile-long tributary of the Snake River popular for rafting and kayaking.

Applegate Canyon Ranch offers an excellent opportunity to purchase a timberland investment in an area of great hunting, fishing, and recreation. Near Idaho, and Washington State. Make this your own timbered paradise.
