Location

This ranch is situated in a highly desirable area in Central Oregon, just 1 hour North of Bend and 1 hour East of Mt. Hood, Oregon. Portland, OR and Portland International Airport are within 2 hours of the ranch. Located in Jefferson County, Deschutes River Ranch is just 10 minutes from Madras, Oregon.

Water

This ranch is located at the end of the irrigation district. Between water rights and natural sub-irrigation, there is a total of 300+/- acres of irrigated pasture. All irrigation is put on via sprinklers. A large portion of the irrigated acres are supplied through a gravity flow high pressure system, which uses no electricity. A very large amount of fresh water flows through the ranch from Frog Springs Creek, a main feeder to the Deschutes River. There are cascading waterfalls, ponds and small lakes on the ranch. In addition to the water flowing from Frog Springs Creek, excess run-off water from irrigation also flows through the creek and ranch. The seller is currently pursuing the possibility of generating hydro-electric power.

Operation

Seller currently runs 550 mother cows with some outside hay through the winter. Seller reports that 1.5-2 tons of hay in winter is average. The irrigated portions of the ranch are all currently in pasture. Seller does not raise any hay, but is it readily available in the local market.

The owner's home offers 2,568+/- sq. ft. of living space with 4 bedrooms and 2 baths. It affords the owner a large deck for barbecues and entertaining. The deer hunting is excellent. Elk and other big game also frequent areas of the ranch. A portion of the ranch is a licensed Upland Game Preserve. The seller currently operates a hunting/fishing/recreation business allowing for guided hunts of pheasant, chukar and quail from August 1 to March 31. The wild population of chukar and quail are plentiful as well as in-season mourning doves and migratory water fowl.
