Location

One hour northwest of Boise, Idaho and just northeast of New Plymouth, Idaho along the banks of Big Willow Creek, this property lies in a secluded valley that is home to an abundance of visiting and resident wildlife. The property is located in Payette County and sits in the New Plymouth School District.

Acreage

Acreage includes 2 homes, a large feedlot, irrigated fields, creek frontage, and hillside range. There are 876+/- acres. 434+/- acres are under irrigation. 90+/- acres are under two Valley Irrigation pivots installed in Oct. 2005. 256+/- acres are flood irrigated via concrete ditches and a mainline and risers for 30+/-acres has recently been installed. About 56+/-acres of irrigated ground covers the pivot corners. Continue current irrigation or transfer rights to some range ground where there is potential for another pivot on 100+/- acres.

Water

Lower Payette Ditch Company ? 120 shares with 1912 priority date. There is .66 cfs from Big Willow Creek with 1913 priority date. Annual water rights cost for 2006 was $2,400. Estimated power cost for irrigation is $1,000 per month for irrigation months.

Operation

The feedlot is approved by the county for 6,500 head of cattle, and is in excellent condition. Approval is for current owner only, but owner believes it could easily be obtained by a new owner. The Bunk Space has 5,900 total linear feet with 1,327 lockups, 318 trainers and 3,158 feet open. There is a Certified 100,000 lb. capacity hydraulic truck/livestock scale, excellent working corrals of 100% well casing and succor rod construction with most alleys sheeted, and a hydraulic squeeze chute. There is a drover alley that connects the entire feedlot. All pens face south and are well drained. County shall allow an expansion of 30% (8,450 total animals) by October 2010 of feedlot capacity.

Homes / Buildings

There are two homes. The main home is all brick construction, 2,400+/- sq. ft with 4 bedrooms, 2 bathrooms, and a 2-car garage. It was constructed in 1958. The second home is 1,485+/- sq. ft with 2 bedrooms and 1 bathroom and was constructed in the 1940?s. Other buildings include a large shop, bunk house, and 3 miscellaneous storage buildings. The main shop is a 50X120 Butler building with a concrete floor. It is fully insulated, lined with plywood, has built-in shelves and a wood stove. The bunkhouse is 300 sq. ft. and the miscellaneous storage buildings range from 270 sq. ft. to 890 sq. ft.

Improvements

Improvements include 3 silage pits, grain storage, and more. The silage pits are as follows: North pit ? 210X60, South pit ? 270X27, and the West pit ? 270X51. The grain storage holds 24,000 bu. There is a Henke roller mill, a commodity shed for rolled grain and a Quonset hut for covered commodity storage.

Taxes

There are currently no conservation easements for a tax benefit on this ranch other. With two miles of creek frontage on each side of the creek, a buyer may wish to take advantage of placing conservation easements on this property for income tax benefits.
