Property Description

Powder River Ranch is located about 11± miles southwest of Baker City, Oregon, at the confluence of Denny Creek and the Powder River. The land lies along the south side of Highway 7, which is also known as the Sumpter Stage Highway. The peaceful and serene setting is surrounded by open space, rolling hills, and valleys.

Acreage

The 160± acres has the Powder River flowing through for about 1/3 of a mile, with frontage on both sides of the river for most of it. Denny Creek flows along the eastern property line for about 1/4 mile, and runs along Denny Creek Road. The property has irrigation water rights for 3.3± acres. There is additional sub-irrigation from the river and creek. The topography is mixed, with the homesite, a horse set-up and a tree farm in the bottomland along the river. Much of the remaining acreage has rolling terrain with elevation ranging from 3,700± to 4,060± feet.  The land is partly fenced and consists of natural meadows with some timber, sagebrush, and occasional rock outcroppings. A long draw runs through the center of the land.

Home

This two-story custom-built home is tucked up against pine and other trees. The glistening Powder River flows through on one side and Denny Creek on the other. The home was built in 2016 with Hardy board exterior siding, and a metal roof with snow slide stops.

The home has 1,656± sf of living space with 2 bedrooms, 2 baths, and a loft on the second level overlooking the living room. Lots of windows let in natural daylight, in addition to the recessed lighting throughout the home. Some features include tongue and groove pine on the ceiling and some walls, Hickory wood floors on the main level, and carpet on the stairs and second level. The upstairs master bedroom features a balcony with Perma decking and pretty views, and a connected bath with shower, claw foot porcelain tub, and granite vanity. The second bedroom doubles as a utility/laundry room. The kitchen features Moe’s custom cabinets, granite countertops, a slate tile floor, stainless steel Whirlpool refrigerator, and lots of storage.

There is also a 1/2 basement with a mechanical room. The decks wrap around three sides of the home offering a perfect spot to entertain, or just relax with a good book. An attached bridge leads from the deck across Denny Creek, providing access to the side yard.

Outbuildings

A small guest cabin sits along the creek near the home and features a sauna. There is also a small greenhouse. A bridge crosses the river providing access to the horse facilities and tree farm. A small barn, 6 covered portable stalls, a bunkhouse shed, and a hay tent are all set up among the trees. There is also a small pasture that is sub-irrigated by the river.

Recreation

This is an excellent recreation area with plenty to do on and off the property. The Powder River and Denny Creek attract wildlife. Additionally, there are many opportunities for recreation such as fishing, hiking, hunting (eligible for 2 LOP deer tags), and horseback riding on site. The Wallowa Whitman National Forest is just a few miles west, and Phillips Lake is just a couple of miles further. Visit the historic town of Sumpter. Or take a drive on the Elkhorn Scenic Byway and visit the Elkhorn Wildlife Area, and go skiing or snowboarding at Anthony Lakes Mountain Resort.
