Ranch Location

This ranch is situated in Latah County just 20 minutes from Kendrick, Idaho; a small town with an approximate population of 350, which offers local shopping and events. This ranch is around an hour to either Lewiston, Idaho or Moscow, Idaho. Both provide shopping, entertainment, commercial air services, University of Idaho and Lewis-Clark State College.

Ranch Acreage

This 441+/- acre property is situated nicely with the home overlooking most of the ranch. Approximately 60+/- acres are forested with conifer trees. The rest of the ranch is divided into hay fields and pastures. The terrain is mostly level with a few slopes and ridges and borders state ground on one side. The ranch house sits above most of the pasture ground and you can see all the ranch from the house. It also has nice views of the Moscow mountains. The property is near Potlatch River and the Snake, Columbia, and Clearwater Rivers are not far.

Ranch Operation

The ranch is currently ran in a multifaceted manner. There is a newer 180? x 70? indoor riding arena, and horse improvements to compliment the cattle, hay, and farming operation. It currently runs 200 head of yearlings. Land is dry-land farmed in improved grass hay and oats. The current owners generally do a crop rotation of 1 year of oats followed by 6-8 years of improved grass hay. They currently get an average of 2.7 tons of hay but have gotten as much as 3.8 tons. There is a CSP contract for another 5 years. They are nicely set up for horses.

MAIN HOME: The main home was built in 2002. There are 2 stories, 2,100 sq.ft., 3 bedrooms and 2 1/2 baths. It is heated with an oil furnace and supplemental heat with a wood stove. The exterior is cement siding and has a metal roof. There is a wrap around Trex porch. The upstairs contains the kitchen, great room, master bedroom and en-suite bathroom, and mud room. The house is finished in hickory and pine throughout the upstairs including all cabinetry, doors, and trim. The master bathroom has a wonderful jetted tub and separate shower area. The mud room contains a half bath and concrete floor with a drain for easy clean up after a busy day. The great room has expansive windows bringing in lots of cheery sunlight and giving you beautiful views of both the ranch and nearby Moscow mountains. The lower level walk-in basement is built with energy efficient insulated concrete form block construction and has 8? ceilings. It is also set up so that it has its own private entrance with a covered patio and views of the ranch. The downstairs could be used as mother in law quarters as it is also wired electrically to have its own kitchen. It has two bedrooms and one full bath. It also contains the furnace room. HELP HOME: The help home has 1,200 +/- sq.ft. with 2 bedrooms and 1 bath and a wood fireplace insert. Its metal roof matches the main home. It also has an unattached garage/shed. OUTBUILDINGS/OTHER: This property has numerous outbuildings all with metal roofs and steel siding that match the main home. Most of the buildings are only 1-2 years old. Carport - 30? x 30? (900 +/- sq. ft.). Shop - 40? x 60? (2,400 +/- sq. ft.). The shop is heated by a waste oil furnace and has excellent lighting. It has windows, two 14' doors and a 1/2 bath.
