About 2 miles west of Notus, Idaho on the south side of the Boise River off of Boise River Road this property is situated in one of the best duck hunting areas in Southwest Idaho. According to local duck hunters, this property sits right in the flyway for duck and other birds. Only minutes from Caldwell, Idaho and Interstate 84, this property is about 35 minutes from the Boise International Airport.

Ranch Acreage

144? acres. Includes approximately 105 acres of pasture under irrigation; river bottom ground with gravel beds, trees and native foliage; and a 5? acre island with trees, foliage and more. This is an exceptional parcel of ground and the composition makes is a great duck hunting property as well as other birds. There is a lot of future potential for the property as well with ability to split the property into 8 buildable parcels (this is according to information received from the county planning and zoning), or sell it for the gravel under your feet. The area is known for the quality gravel that the Boise River riverbed produces and after you see the fish ponds, you will see that there is gravel on the property.

Ranch Water

There is an abundance of water from water flowing by in the Boise River, to water rights for the irrigation with a priority date of 1865, to the duck pond, to the year-round water in the meandering drain ditches, to the year-round water in the duck pond and the 2 fish ponds. There is over 1/2 mile of Boise River frontage that is very accessible and useable. Along part of the river is a dike that helps with the fluctuations in the water. Along another part of the river is the island which has a land bridge to it so you can walk to the island to enjoy the quiet, peacefulness of it or use it for great duck hunting. (The land bridge does wash out some years with the spring flow but can be rebuilt) The 3 ponds are located near the river. The 2 fish ponds are natural ground water ponds that hold bass, crappie, and bluegill. They were build with 4 ft. shelves and a 12 ft. center. The ponds are also home to painted turtles and an occasional beaver. The duck pond was made with ducks in mind. The pond has water flowing straight from the river to the pond with an outlet in the pond to keep the water moving. This also prevents the water from freezing in the winter. There is a water right to divert the water to the pond October through March. There is a duck blind in place along the pond?s bank. It is ready for the avid hunter. There is also a drain ditch on the south border with tree cover also bringing the wildlife to the property.

Ranch Operation

The current owners use the property as a getaway and duck hunting property. They lease out the pasture to a local rancher for 70-80 head. If a potential buyer wanted to keep the lessee in place they would like to stay and the current owner would recommend them as good tenants.
