Highway 95 South of Wilder, Idaho to Boehner Road. Property is second on the left. Boundaries run from Burm on east side of shop to Batt Road and South on Batt to drain ditch. Property can be viewed from access road on south end of property.

Water

Water is supplied by Wilder Irrigation District and is applied by concrete ditch and siphon tubes. The concrete ditch runs through the center of the property, north and south, and both side irrigate from that concrete ditch. There are 35 inches of water available for the property.

Operation

The ground is currently rented on an annual basis. One of the owners currently resides in the home.

Recreation

Two golf courses are close to this property, River Bend and Timberstone. It is close to the Snake River for bird hunting and fishing. It is also close to the Owyhee Mountains for recreation and hunting.

The home on the property is 2 bedroom,1.5 bath. There is a 36x24 shop with a 12 foot door and concrete floor and insulated roof. The home and yard needs some care, but with a little work can be very nice. Equipment for adding electricity (2 phase) to the shop is in the back of the shop.

Features

While the property has always been row crop, it will grow anything. It is located on the north edge of the Homedale Impact area, and Homedale City water and sewer are close to the property. According to the Sellers, the City of Homedale has stated they would be willing to bring the facilities to the property, in the event a Buyer would want to pursue development of the property. Buyer and its representatives should check with the City and County for the availability of development.

Additional Comments

This is a nice level property, with easy irrigation. The house and yard need tender care, but there are nice large shade trees, and this can be a very comfortable property. It is located in the Homedale School District. Homedale is about two miles from the property. However, because of its location, children could attend Wilder School District if the so chose. Recreation is close for hunting, fishing, golf, and it is located within 1 hour of the Boise Aiirport and skiing at Boise Basin is about 1.5 hours away. The drain ditch on the south end of the property has live water year round. It may be available for development with water and sewer from the City of Homedale.
